Is the land in Glencoe?

Highland Titles Nature Reserve is located just south of Duror, Appin; less than 10 miles from historic Glencoe and some of the most breathtaking scenery in the world.  The titles Laird of Glencoe, Lord of Glencoe, and Lady of Glencoe have all been trademarked by Highland Titles and you are free to style yourself accordingly once you purchase a souvenir plot.

What rights do I have to the land when I buy a plot?

Our customers obtain a “personal right” to their land. This is essentially a contract where we pass our rights to the land over to you.  So you can visit your plot, call it your own and essentially do what you please with the land within the normal confines of law (we do also retain rights to prevent the land being used for hunting and shooting).

Further you can sell or pass on the contract as you can with any property.  So the gift can be passed down the generations, not just once but forever.

Please note however that the Land Registration etc. (Scotland) Act 2012 does not allow souvenir plots of land to be officially registered so technically Highland Titles Limited has to remain as the registered owner of the land on your behalf. Highland Titles will also manage (at no cost to you) the land as a nature reserve on an ongoing basis.  

This, combined with the fact that Highland Titles Ltd is owned by The Highland Titles Charitable Trust for Scotland (a charity registered in Guernsey, number CH444), ensures that the land can only ever be used for the purposes of conservation.

Why are there two different locations?

Thanks to the support of all those who have joined us as Lairds, Lords and Ladies over the years, we now have two nature reserves. Our first reserve, “The Highland Titles Nature Reserve”, near Duror and 10 miles from Glencoe, was created from the land we bought in 2007 and is now an established 4-star tourist attraction with thousands of visitors each year.

The second location is the Kilnaish Estate, which we bought in 2021 following the sale of all land at Mountainview. If the success of Highland Titles continues, our goal will be to continue to purchase more land and create more nature reserves, building on our current total of 5.

As The Highland Titles Nature Reserve is best set-up to welcome visitors, we want to ensure that all customers receive a plot here and have the right to style themselves as a Lord or Lady of Glencoe. We only sell 1 sqft plots from the original reserve, as we have a visitor centre and run our Meet and Greet tours from here and want to be able to provide everyone the chance to see and visit their land. 

As such, if you buy a 1sqft plot, it will be in the Highland Titles Nature Reserve and you be able to style yourself as a Lord or Lady of Glencoe.

If you buy a larger plot, ie: the 10 sqft and 100 sqft, it will be located at Kilnaish. However, you will also get a free 1sqft plot at the Highland Titles Nature Reserve at Duror, near Glencoe, meaning you can style yourself as Laird, Lord or Lady of Glencoe!

Of course it also means you can fully enjoy the guided tours and other facilities on offer the original reserve too.

Please note that the details and location of both plots – Glencoe and Kilnaish – will be contained within one certificate.

 

What is a souvenir plot?

A souvenir plot refers to a piece of land that is so small that it is considered to be of an inconsiderable size and is unlikely to be wanted out with that of sentimental or commemorative reasons or just for the sake of mere ownership.  

With the purchase of a souvenir plot, does come personal rights to the plot of land. This means that the plot can not be re-sold by the seller. Details of your personal rights in your plot will be recorded in a Register of Land maintained by Highland Titles and details of each plot can be viewed online on the Highland Titles website.

 ‘Souvenir’ plots of land have been sold in Scotland for over 30 years. The sale of these plots is governed by the Land Registration (Scotland) Act 1979, recently revised as the Land Registration etc. (Scotland) Act 2012. Please note that this act does not permit souvenir plots of land to be added to the Land Register.

Do you actually become a Lord or Lady?

When you buy a souvenir plot from Highland Titles, you get permission to use our registered trademarks, and style yourself as a Laird, Lord or Lady of Glencoe and join our 300,000+ community.  This is lighthearted fun and celebrates your legal ownership of a souvenir plot of Scottish land, which you can refer to as your ‘estate’!

This, of course, is not the same as having a hereditary title or buying a title of nobility, but gives you the opportunity to style yourself as such, which can afford some of the same fantastic perks. Our luckiest customers have shared stories of everything from flight upgrades to preferential treatment.

Can you use your new title on Legal Documents?

Many of our customers decide to ask their bank to add their new title to their bank account and their credit cards. You can purchase, for a small fee, the Master Title Deed, accepted in many jurisdictions internationally which recognise Deed Poll documents. The Master Title Deed may be used to confirm your new title to your bank and even government agencies. Where local law permits, this will enable you to change the title on documents to Laird, Lord or Lady.

Please note that government documents which do not display any title, such as all passports and in some jurisdictions your drivers licence, cannot be changed.

Why did we launch a digital product?

When the COVID-19 pandemic struck, lots of businesses took a deep dive into their supply chains.  Our main gift – the plots of land – have always been a great eco-friendly gift and we were in a very fortunate position of having lots of land (stock) left to sell.

Our accessories, however, are altogether different.

When we looked at our accessory supply chains – which we already thought we knew pretty well – we were truly surprised to learn just how many miles some of our accessories would travel before ending up at our customer.  Some of our UK based suppliers were actually getting the products from the Far East.

Consumers are increasingly conscious of the ecological impact of their purchases.  Retailers, too, are very aware of this.

This particularly applies when sales support a good cause (such as creating and managing nature reserves!), when it’s often the case that the buyer wants as little overhead as possible so that the cause receives more.

This happened to me – I remember adopting a tiger and I was genuinely a little annoyed when a cuddly tiger toy arrived in the post.  That’s not what I was looking for at all.

This is why we decided to try and create the best digital product in the world, and we decided to do this even if it hurt our sales overall.
